Every business has its own narrative, a driving force that gives life to its goals. Ours began from a simple yet deeply felt need for both high-quality and affordable living spaces.
In 2018, we sat in a property seminar and walked away with two distinct yet connected goals: to Re-Think Living through enhancing the standards of Rooming House accommodations and to carve our own path as business owners, stepping away from traditional employment. With these aspirations in mind, we opened the doors to our first Rooming House in 2019 and soon expanded with a second one later the same year. By 2023, our continued commitment to these objectives led us to inaugurate a purpose-built Rooming House, designed from the ground up to exceed typical standards and met our goal to Re-Think Living.
But this journey is not just about brick and mortar; it’s deeply personal. With Kim having three sons gearing up to embark on their own adventures, we envisioned spaces they – and countless others – would be proud to call home. Quality, comfort, and affordability lie at the heart of our values. Our rooms, fully furnished to a high standard, aren’t just spaces, they are sanctuaries. Effort has been poured into making them spacious, ensuring they resonate with the warmth of home.
To date, over 90 residents have found a haven with us since 2019. We look forward to the possibility of you becoming one of our happy residents who feel right at home in our spaces.

When talking to management about any issues they were understanding, responsive, supportive, and kind. The shared kitchen area was clean, tidy, spacious, adequate in fridge space allocation, adequate storage space allocation, and the shared bathroom was clean, tidy. This is the first time I have lived in a shared house, and this experience was fun, affordable, clean, safe, enjoyable, convenient, easy. After living here for 10 months in the Gardenia Room - Joan Street, I can say the house was fair for the price, the residents were considerate, friendly, and good, the landlord was respectful, responsive, friendly, and understanding. I'm an RMIT student. I had been staying in the house for 12++ months. I'm fully recommend the sharing house! It's strategically located, 10 mins walk to RMIT campus, 5 mins walk to tram station, 10 mins walk to UniHill shopping centre. The accessibility is superb. The property is accurately presented, like in the photo. All amenities are well provided and stocked, which I'm sure not all other sharing houses provided. The property is well maintained with a regular cleaning. The management team is very helpful, responsive, and supportive. You can trust them to handle your enquiries well. I would like to personally say thank you for Jason and Kim. You are rock! When I was a tenant, I find many tenant across countries, like India, Germany, Italy, and France. I travelled from overseas to live and study in Melbourne. While searching the internet I found the advert for this house and its room for rent. Room 6 - Primula Close was warm enough, and looked exactly like the photos and video shown to me before I inspected the room. I found the management were responsive, polite, friendly, supportive and the residents in the house were fun to be around, sharing, clean, kind, considerate, friendly and tidy. The house and my room was just want I needed and had all the things I needed. The house was clean and I felt comfortable living in Room 6 - Primula Close for the past 7 months. Living in Primula House made me feel like family living together in the local hostel!! Everyone in the house they are so friendly and caring for each other. We always shared and exchanged the ideas and talked about things open minded. They are embracing every culture. I love living there. It is like one of my favourite sharing house where gave me the different vibes from any other ones. I legit recommend every independent life to experience living there. The management team is superb. They always take care and keep an eye for the members in the house. They are taking very good care of the house and members. Stocking and supplies for the house are always placed and stocked. The house is always clean and surrounded with trees. 5 mins walking to Uni Hill and 86 tram which is so so convenient (: I love the area and Thanks Jason and Kim for being such a lovely management team ever. 17/10/2020

Kim and Jason have been wonderful landlords who were very caring and concerned. I will always appreciate the encouraging words of Kim during the difficult times. Made it feel like a true home despite the cultural mixes and various backgrounds of the tenants. I had a wonderful experience at 2 Primula Close. The atmosphere was fantastic because I had lovely housemates with whom I shared many enjoyable moments, such as Christmas dinner. We had cleaners and gardeners come every two weeks, so the house was always tidy. This is the type of accommodation I would suggest to a university student like myself because it is inexpensive and feels like a home away from home. I award this place a five-star rating and will recommend it to anyone looking for a place to live in Bundoora. 23/04/2021

Hi Kim , I am very happy when I live in Primula, for me the house very clean, and housemate gives me a lot help. They treated me well. just sometimes a little bit noisy , because some people sleep late and some people wake up early, I understand that. To me it’s really good house. I spent 6 months at this share house, and from the word go it has been the most enjoyable 6 months I have had. I've spent almost 4 years in total spread over 6 share houses and other types of rentals and I can say that if it wasn't for work requirements I would have stayed for much longer. The landlords were amazing tending to our every needs, the house mates were clean respectful and very sociable. Rent was at a very reasonable price compared to all the other places I have rented. The house was kept clean and tidy, there was little to no conflict. The zero tolerance of alcohol or drugs in the house assured the safety of all residence. I would 100% recommend this property and all other properties managed by the landlords to my friends and family. I'm sure you will enjoy your stay however long it is. 07/10/2021

This house compared to other places I have lived was affordable. During the 5 months I lived in Acacia Room - Joan Street I found the other residents in the house could be better, while the shared areas like the kitchen were sometimes dirty, it was spacious, well equipped, adequate in fridge and kitchen storage space allocation. I have lived in a shared house previously and this house was nothing like my prior experience. Living here for 3 months, this house was , the roommates were friendly, good, sharing, the management were responsive, respectful, helpful, kind and the house was just wanted and had all the things I needed. I would absolutely recommend living here. The regular house cleaner helped to keep the common areas of the house very tidy, while I found the kitchen to be Ok, but I didn't use it much.
